@arpitrage Suppose observables lead me to think a house is worth $1M. Seller lists it at $900K. I infer “maybe it’s a low quality house, or maybe there’s a fire sale” so perhaps revise down a little. If it hasn’t sold after a while and seller lowers ask to $700K, I infer really low quality.
